Frequently asked questions.
1. What does a home inspection cover?
We perform a non-invasive, visual inspection of your home’s major systems—structure, roofing, insulation, electrical, plumbing, HVAC, interior finishes, and safety features. Every inspection also includes a visual moisture and mold check and a full digital report with photos and recommendations.
2. Do I need to be present during the inspection?
You don’t have to be, but we highly recommend it. Walking through the home with your inspector gives you a chance to ask questions, understand how things work, and learn what to watch out for.
3. How long does a typical inspection take?
Most home inspections take 2 to 3 hours depending on the size and condition of the property. Larger homes or add-on services may take a little longer.
4. Will you provide a report?
Yes. Every inspection comes with a full digital report that includes photos, moisture and mold findings, and clear recommendations. Reports are typically delivered within 24–48 hours.
5. Is the moisture & mold service included?
Yes. Every inspection includes a basic visual check for moisture and mold. For a deeper evaluation using tools like thermal cameras and moisture meters, we offer an “Advanced Moisture & Mold Detection” service as either an add-on or a standalone inspection.
6. Why should I choose an orientation inspection?
Our “First-Time Home Buyer Orientation” goes beyond the basics. It shows you where your main shutoffs are, how to maintain your HVAC and ventilation systems, how to change filters, and what areas to keep an eye on—all explained clearly during your walkthrough so you feel confident in your new home.
7. What if I’m having issues with a system in my home?
Our “Ask the Inspector” consulting service is perfect for that. With over 10 years of experience in HVAC, plumbing, electrical, and mechanical systems, I’ll help you understand what’s going wrong and guide you toward smart next steps—no fluff, no upsell, just straight answers.
8. Are inspections guaranteed or do you provide cost estimates?
Home inspections are visual and not predictive—we can’t guarantee future performance or provide repair estimates. But we will tell you exactly what we see, what needs attention, and what kind of professional you may need to follow up with.
9. Can you inspect my roof, attic, HVAC, plumbing, and electrical systems?
Yes, all safely accessible areas will be inspected visually. Drones to get a clear look when it’s safe to fly. Attics, HVAC systems, plumbing, and electrical panels are included as long as access is safe and unobstructed.
10. Do you use a drone during inspections?
Yes. When needed, I use a high-resolution drone to inspect roofing and hard-to-reach exterior areas, as long as conditions are safe to fly. It provides clear, detailed visuals from above—giving you a more complete picture of the property.
11. How do I book, and what’s the cost?
Booking is easy—just reach out through the website or give us a call. Pricing depends on the type of property, size, and your specific needs. Every home is different, and we’ll make sure you get the right service for your situation.
12. What benefit do I get from a pre-listing (seller’s) inspection?
A pre-listing inspection helps you identify issues before putting your home on the market, giving you a chance to address them early or disclose them up front. It builds buyer trust, streamlines negotiations, and can help your home sell faster.
